How Do I Know If My Pipes Freezing Is a Risk Before It’s Too Late?

Southwest Mississippi does not get the long brutal winters that homeowners further north deal with, but it does get hard freezes. And because McComb homes are not always built with cold weather in mind, those occasional deep freezes can do real damage to pipes that a home in Minnesota would handle without a second thought.

A frozen pipe that bursts can release hundreds of gallons of water into your home before you even notice something is wrong. Understanding when your pipes are actually at risk, where they are most vulnerable, and what to do before temperatures drop gives you a real chance to avoid that scenario.

At What Temperature Do Pipes Freeze?

Water pipes typically begin to freeze when the temperature inside the pipe drops to 32 degrees Fahrenheit. However, the temperature outside your home is not the same as the temperature inside your walls, attic, or crawl space where the pipes actually run.

The general guideline most plumbers and building scientists use is that pipes in uninsulated or poorly insulated spaces are at serious risk when outdoor temperatures drop to 20 degrees Fahrenheit or below and stay there for six hours or longer. At that point, unprotected pipes in exterior walls, attics, garages, and crawl spaces can freeze even if the interior of your home is being heated normally.

That said, pipes can freeze at temperatures higher than 20 degrees if other factors are present:

  • Wind chill significantly accelerates heat loss from pipes. A temperature of 28 degrees with high wind acts more like 15 degrees on an exposed pipe
  • Pipes that run through exterior walls with little or no insulation are exposed to near-outdoor temperatures regardless of how warm the rest of the home is
  • Crawl spaces and attics with open vents lose heat rapidly during freezes and can drop to outdoor temperatures quickly

In McComb, temperatures in the low 20s and even the teens are not unheard of during January and February. Those events are short-lived compared to northern winters, but they hit homes that are not prepared for them.

Which Pipes Are Most at Risk?

Not all pipes in your home carry the same freeze risk. The ones that need your attention are those closest to the cold:

Pipes in exterior walls. Many McComb homes have supply lines running through exterior walls, often with minimal insulation between the pipe and the outside air. These are among the most common sources of freeze damage.

Pipes in attics. Attics in South Mississippi are not typically insulated to cold weather standards, and they are vented. During a hard freeze, attic temperatures can approach outdoor temperatures within hours. Any water line running through the attic is at high risk.

Pipes in crawl spaces. Homes with crawl spaces often have plumbing running in that zone. Crawl spaces are typically vented to the outdoors and provide very little protection when temperatures drop sharply.

Pipes in garages. Garages are not heated and often have gaps where cold air enters freely. If your water heater is in the garage or supply lines pass through it, those pipes are vulnerable.

Outdoor hose bibs. The exterior spigots on your home connect directly to your indoor plumbing. If the supply line inside the wall near a hose bib is not protected, it is one of the first places a freeze can happen.

Pipes in unheated or seldom-used rooms. If a room in your home is closed off and does not receive heat, pipes in or adjacent to that room can freeze even when the rest of the house is warm.

Warning Signs That Pipes May Already Be Freezing

If you notice any of these during or right after a freeze, act immediately:

Reduced water pressure or no water from a faucet. If one or more faucets suddenly have little or no flow, the pipe supplying them may be frozen. Ice creates a blockage that stops flow. This does not mean the pipe has burst yet, but it is a warning.

Frost or visible ice on exposed pipes. If you can see pipes in a crawl space, basement, or utility room, visible frost or ice on the exterior is a direct sign of freezing.

Unusual sounds in the pipes. Banging, gurgling, or cracking sounds in your walls or floors during cold weather can indicate water expanding as it freezes.

A visible bulge or frost on the drywall. If a pipe inside a wall is freezing, the expanding ice can sometimes cause a visible bulge or frost on the drywall surface near where the pipe runs.

What to Do If You Suspect a Frozen Pipe

If you suspect a pipe has frozen but has not burst yet, you have a window to act before the situation becomes a water damage emergency.

  1. Locate your main water shut-off valve and know how to turn it off. This is the single most important thing you can do before any freeze season. If a pipe bursts, getting to that valve fast is the difference between a manageable repair and severe water damage.
  1. Open the faucet served by the suspected frozen pipe. Opening the faucet releases pressure that can build up between the ice blockage and the faucet, reducing the chance of a burst. Leave it open while you attempt to thaw the pipe.
  1. Apply gentle heat to the suspected area. A hair dryer, electric heating pad, or warm wet towel applied to the frozen section can thaw the pipe safely. Never use an open flame. Work from the faucet end of the pipe toward the suspected freeze location.
  1. Do not use excessive heat or leave heat sources unattended. Rapid heating can crack pipes, and unattended heat sources near building materials are a fire risk.
  1. If you cannot locate or access the frozen pipe, or if you suspect a burst, call a plumber immediately. Do not keep the water on if you suspect a pipe has already burst.

How to Protect Your Pipes Before a Freeze

The time to prepare is before the cold arrives, not during it.

Insulate vulnerable pipes. Foam pipe insulation sleeves are inexpensive and available at any hardware store. Wrapping pipes in crawl spaces, attics, and exterior wall locations reduces heat loss significantly. For exposed pipes in garages or utility areas, heat tape with a built-in thermostat is an effective option.

Seal gaps and air leaks near pipes. Cold air infiltrating through gaps in exterior walls, crawl space vents, or around utility penetrations drops the temperature around uninsulated pipes rapidly. Sealing those gaps with caulk or spray foam helps maintain a buffer around your plumbing.

Disconnect garden hoses and shut off irrigation lines. Water left in hoses and outdoor supply lines freezes and can push back into the home’s plumbing. Disconnect hoses, drain them, and store them before temperatures drop. If your home has an irrigation system, it should be drained and winterized before the first freeze.

Let faucets drip during extreme cold. A slow, steady drip from faucets connected to pipes in vulnerable areas keeps water moving, which reduces freeze risk. This is especially useful for an overnight freeze event.

Keep your home heated consistently. If you leave town during cold weather, do not turn the heat off. Set the thermostat to at least 55 degrees. A home that goes cold during a freeze with no one there to respond is a recipe for serious damage. If your heating system fails while you are away, a connected thermostat can alert you. Know where your main shut-off is. Every adult in your household should know where the main water shut-off valve is and how to turn it off. In a burst pipe emergency, getting to that valve in under a minute is critical.

What Happens If a Pipe Bursts?

A burst pipe can release large amounts of water very quickly. Water damage from a burst pipe is one of the most costly homeowner insurance claims, often exceeding $10,000 when flooring, drywall, insulation, and personal property are included.

If a pipe bursts:

  1. Turn off the main water supply immediately
  2. Turn off electricity to any areas where water is present or could be present
  3. Call an emergency plumber for repair
  4. Document the damage for your insurance company

After the immediate emergency is handled, depending on where the burst pipe was located and what it damaged, you may also need to look at repiping or water line repair to restore the full plumbing system to good condition.
